In person or virtual viewing (up to 6 viewers per 1 hour slot)  with feedback included within booked time slot.

Pre-tenancy and Interim Inspections to assess condition, including a written report and photographic documentation for clear records. 

INVENTORY REPORTS

A comprehensive report documenting  contents & condition at tenancy start or end, including meter readings and time stamped photographs (included within booked time slot).

METER READS & FIRE SAFETY

Accurate time stamped gas & electricity readings. CO & smoke alarm testing with records.

PROPERTY ACCESS & KEY SUPPORT

Flexible key holding, property access coordination, contractor access and lockout assistance.

Booking options:

ONE | TWO HOURS:

Quick, efficient and perfect for an open viewing, key handover or property check. Ideal if you just need a focused visit without taking up too much time.

HALF DAY (UP TO 4 HOURS):

Designed for multiple viewings, full inspections or a series of property visits. A great way to get more done in one visit without committing to a full day.

FULL DAY (UP TO 8 HOURS):

The ultimate coverage for busy days, back-to-back appointments or urgent cover when regular staff are unavailable. Perfect for handling a larger workload efficiently.

Scheduled time slots include general tasks such as viewings, lock outs, inspections, property checks and reports. Bespoke tasks are available upon request – please book a consultation to discuss.

Do you offer a free consultation?

Yes — you can schedule a free telephone consultation to discuss your property needs or confirm which service suits you best here.

Do you offer one-off or ongoing bookings, and are multiple bookings discounted?

Both! You can single bookings as needed, or set up ongoing support to suit your schedule and property needs. Discounts are also available for ongoing bookings – please schedule a consultation to discuss your specific requirements here.

Do your services cover HMOs?

Yes — I have extensive experience working with HMOs and understand the additional checks and coordination they often require. Services can be carried out during your booked appointment time and larger properties can be discussed via consultation if needed. 

Do you take last minute bookings?

I’ll always do my best to accommodate last-minute or urgent bookings. Availability depends on location and schedule, so please call or message for the quickest response. 

Is travel included?

Travel within 3 miles of Leicester City is included in your booking. For properties further away; a small mileage fee of £0.60 per mile may apply and will be confirmed in advance.

Do you collect and return keys?

Keys should ideally be available at the property or via a key safe. Key collection and return can be arranged as part of your scheduled booking. If extra travel or coordination is required, a small additional charge may apply – this will be confirmed in advance. 

What are your turnaround times?

Feedback and reports are included as part of your scheduled booking and are typically provided shortly after the appointment (in rare cases delivery make take up to 4 hours).

What is your cancellation policy?

Bookings can be cancelled or rescheduled with at least 24 hours’ notice.

If a booking is cancelled with less than 24 hours’ notice, or if access to the property is not available at the agreed time, the booking may still be chargeable. This helps cover time reserved and any travel already undertaken.

Are your prices inclusive of VAT?

Yes — all prices include VAT.

Do you have insurance and a valid DBS check?

Yes — I am fully covered by public liability and professional indemnity insurance, and I hold an enhanced DBS certificate for your peace of mind.
