Do you offer a free consultation?

Yes — you can schedule a free telephone consultation to discuss your property needs or confirm which service suits you best here.

Do you offer one-off or ongoing bookings, and are multiple bookings discounted?

Both! You can book single tasks as needed, or set up ongoing support to suit your schedule and property needs. Discounts are also available for multiple bookings – please schedule a consultation to discuss your specific requirements here.

Do your services cover HMOs?

Yes — I have extensive experience working with HMOs, and my pricing is designed to suit them. You can book room (single visit) for individual tenancies, and for properties with more than 7 bedrooms, please schedule a consultation for an accurate quote.

Do you take last minute bookings?

I’ll always do my best to accommodate last-minute or urgent bookings. Availability depends on location and schedule, so please call or message for the quickest response. 

Do you charge extra for furnished properties?

A small supplement applies for furnished properties due to the additional time required for documenting and photographing contents. Full supplement pricing is listed here.

What’s included in the standard property scope?

Standard pricing includes up to one kitchen | two living areas | two bathrooms. Please note any additional rooms in the booking notes (living areas, kitchens, bathrooms, outbuildings, or annexes) – these will be charged at the room add on rate.

Do you charge for travel?

Travel to the property within 3 miles of Leicester City is included. Beyond this, £0.60 per mile.

Do you collect and return keys?

Key collection/return within 3 miles is included for Move-In/Move-Out services. For all other services, key collection/return is available as an optional add-on.

What are your turnaround times?

  • Appointment feedback: within 3 hours

  • Detailed reports (inventories, move-ins/move outs): within 24–48 hours

Are your prices inclusive of VAT?

Yes — all prices include VAT.

Do you have insurance and a valid DBS check?

Yes — I am fully covered by public liability and professional indemnity insurance, and I hold an enhanced DBS certificate for your peace of mind.
